The Reawakening of the Chao Phraya River

It is expected that the most in demand properties are the ones that are close to the most practical transportation system. It makes going from the residence to their place of work easy and fast. For Bangkok, virtually all areas where the train stops are considered prime spots.

It is expected that the most in demand properties are the ones that are close to the most practical transportation system. It makes going from the residence to their place of work easy and fast. For Bangkok, virtually all areas where the train stops are considered prime spots. That’s a logical expectation. People that are working wouldn’t want to spend hours on end traveling.

However, there is also that other kind of people who prefer to come home to an actual “home”. That means a place where they can actually relax, a place that offers a view of the open sky, greens, and blue. They already spend more than eight hours of their day staring at their computers, machines, and other buildings. When they come home, they want to be able to see something that relaxes them. In Bangkok, the Lumpini Park is one of the best views you can have outside your window. In fact, property owners around Lumpini Park are starting to get a return of their investment. Property value around the park is going up in the recent years as there are not a lot of developments happening there.

One other area that will surely become as valuable as the Lumpini Park is the Chao Phraya River. In the last couple of years, developers are starting to give the area a second look. In fact, the Asiatique the Riverfront may be completed this year. There are other developers that already announced intention to begin or actual beginning of their development near the area. There are three hotels that are opening in June: The Siam and The Riva Surya. The Sala Arun, Bangkok Tree House, and Int-Intersection are some of the new ones. The Maharaj will open in 2013, Sena Fest late this year or early next year, Landmark Waterfront in 2014 and Lumpini Park Riverside in 2015.

With all these development, areas around the Chao Phraya still has a lot of potential. The Charoen Nakhon Road, for one, is probably one of the more underdeveloped areas. This is strange considering the main commercial district of Bangkok is just on the other side. Yet, most developments there are still residential. Existing five-star hotels are old. Charoen Krung Road also offers new opportunities. It is less than 10 kilometers away from the commercial district. There are few projects announced but it is fair to expect more once construction of the properties start. This revived interest in the area may be due to the heavy promotion of the tourist attractions that are accessible in through the river like the Grand Palace, Flower Market, Wat Pho, and Wat Rakang. These are all on the way to the Bangkok Bridge coming from Koh Rattanakosin. If these developments in the area is to reach its maximum potential, efforts of the private sector is not enough. The BMA and government will have to give their fair share. For one, new transport system that connects the ferries to the BTS and MRT will have to be constructed. Better ferries and better boats will have to be purchased. This will evolve the place from a mere residential community to a viable and robust tourist area.
