The recent flood only highlighted the need for more residential projects in Thailand. Central Bangkok virtually remained untouched but the security that high rise condominium brings is now more important than ever and people are realizing it too. One of the many new developments that are currently in the work is Double Lake, the eight-storey condominium worth more than 2billion THB that will be developed by Bangkok Land Plc (BLAND). Development will start next year and is the first residential condominium of BLAND in two decades. BLAND’s Muang Thong Thani project was saved from the flood because of the protection infrastructure system built over two decades by the founder of the BLAN, two lakes that span 300 rai and 80 rai. The land they got from the digging the lake beds were actually used to develop the Muang Thong Thani area, which covers 4,000 rai. The digging resulted to a lake that can hold up to a million cubic metres of water. They are 30 metres deep and can hold up to a million cubic metres of water at a time with onsite pumping stations that can drain off 350,000 cubic metres a day.
The company intends to bring the same revolutionary vision to their first residential project in decades. They will open it with 30-year leases with the option to renew it for another 30 years. There will be three buildings. The first one is called B-Hive and is located near the Sukhothai Thammathirath University in Muang Thong Thani, in Nonthaburi province. The second one is the Easy Promenade. It will be closer to Muang Thong Thani. The third one is a commercial building named Festival Walk worth and will be strategically closer to the Siam Commercial Bank branch. All their buildings are designed to remain safe during flood. Precautions that are to be set up include making sure that roads leading to their buildings are higher than the main road and ground floor will even be higher. They are also installing their underground flood system. They believe that safety infrastructure practices like this should be a priority on all new property development projects in Thailand.
