Her nickname is Neung and her English is great so there shouldn't be any communication issues. I hope you get to meet her soon!

There was interesting article in Friday 3rd's BK Magazine entitled 'Budget Digs: Bangkok's best new condos under B2.5 million' By Vasachol Quadri. There are 5 new projects mentioned here some starting from as low as 1.39 million THB. The 'Elio Del Ray' sounds the best bet to me, just 600m from Udomsuk BTS station and due to be completed at the beginning of 2015. Mayfair Place Sukhumvit Soi 64 should also be completed around the same time, just 300m from BTS Punnawithi.
